Accommodation Terms & House Rules (Draft v1.0)
Important: Draft for legal review by qualified Japanese counsel. These Terms form part of the GS Astuto Terms of Service.
These Terms apply to accommodation operated by GS Astuto.
Our accommodation is small-scale and forms part of an active cycling, workshop and hospitality business. Guests are asked to treat the property, neighboring residents and other guests accordingly.
1. Booking
Only confirmed guests may occupy the accommodation.
The person making the booking is responsible for ensuring that the number and identity of guests are accurately declared where required.
2. Check-In and Check-Out
Check-in and check-out times are those stated in the booking confirmation.
Please contact GS Astuto in advance where arrival is expected to be significantly later than arranged.
Late check-out is subject to availability and prior approval.
3. Guest Registration
Guests must provide information required under applicable Japanese lodging regulations.
Foreign guests may be asked for identification where required by law.
4. Payment
Accommodation charges and applicable cancellation conditions are shown during booking or in the booking confirmation.
Additional services or properly chargeable damage may be billed separately.
5. Property and Damage
Guests should take reasonable care of the building, furniture and equipment.
Normal wear is expected.
Guests may be responsible for reasonable costs arising from deliberate damage, misuse or materially negligent conduct.
Damage or breakage should be reported promptly.
6. Other Guests and Neighbors
Our accommodation is located within a real local community rather than an isolated resort.
Guests should avoid excessive noise, particularly at night and early in the morning.
Events, parties and additional unregistered overnight guests are not permitted without prior agreement.
7. Smoking and Fire
Smoking is not permitted inside guest accommodation unless an area is expressly designated for that purpose.
Candles, open flames and unauthorized cooking or heating devices must not be used.
Fire exits and emergency equipment must not be obstructed.
8. Bicycles
Bicycles should be stored in the designated bicycle area.
Unless specifically authorized, bicycles should not be taken into guest rooms.
Substantial bicycle cleaning, repair or maintenance should be carried out in the designated workshop or service area rather than inside accommodation rooms.
9. Shared Areas
Guests should leave shared areas in reasonable condition after use.
Items belonging to other guests or GS Astuto should not be removed without permission.
10. Security
Guests are responsible for reasonable care of issued keys, codes or access devices.
Access information must not be shared with unauthorized persons.
11. Personal Property
Guests remain responsible for ordinary security of personal belongings.
Lost property will be handled reasonably, but GS Astuto cannot guarantee recovery or indefinite storage.
12. Health and Emergencies
Guests experiencing an immediate medical emergency should call 119 or request assistance.
Guests should notify GS Astuto promptly of hazards such as fire, gas smell, significant water leakage or damaged electrical equipment.
13. Pets
Pets may only be brought onto the property where expressly accepted in advance.
14. Conduct
GS Astuto may take reasonable action where conduct threatens safety, seriously disturbs other guests or neighbors, causes significant property damage or involves unlawful activity.
Any refusal or termination of accommodation will be handled subject to applicable Japanese law.
15. Liability
GS Astuto takes reasonable care in operating the accommodation.
Nothing in these Terms excludes liability that cannot lawfully be excluded.
16. Departure
Upon departure, guests should:
- return keys or access devices as instructed;
- remove personal belongings;
- leave rented or borrowed items at the property; and
- report significant damage or problems.
